Upcoming “The Real Dwight Schar Legacy” Book
This is the first article in a series about Dwight Schar’s way of doing business which will be included in the upcoming book exposing the real Dwight Schar, Spencer Schar and other Schar family members. The book will reveal first hand experience of residents, a Virginian family, questionable political acts, business partners and court filings unveiling a Dwight Schar with a dark behavior which cares about money more than people. Authors of the book indicate that the book would be in extreme contrast to the “Dwight Schar” legacy he so much worked to establish over the last 2 decades.
Did Paul Simonson “conceal” $500,000 from Dwight Schar?
Sources familiar with Paul Simonson’s so-called “criminal mind” suspect that Paul Simonson has been perhaps “working the books” at Dwight Schar’s expense over the years, possibly with Randall Greene, who is known to be (one of) Dwight Schar’s henchmen.
The first exposure we will bring here is of lot 286 in Bella Collina. The property, which was a beautiful custom home, was a short sale where the previous owner of that property contributed $500,000 or more to the short sale so the property would be sold supposedly to DCS, in May of 2015, which as the facts get revealed, solely benefited Paul Simonson and not DCS and its partners or Dwight Schar.
Facts about this questionable real estate transactions
On May 27, 2015 the public records show a deed that DCS Real Estate Investments LLC is bought the property in Bella Collina #286 for $1.25 million in a transaction structure that was created by and orchestrated by Paul Simonson, with possible knowledge of Randall Greene, another employee of Dwight schar. Randall Greene is known as the henchman who does the “dirty work” for the “boss” Dwight Schar who was called “GANGSTER” and “EXTORTIONIST” by his partner, Dan Snyder. DCS Real Estate Investments LLC is controlled by Dwight Schar in which whistleblower Richard (Rick) Arrighi is a partner.
Seems As If Paul Simonson Transfers the Property To Himself Without A Mention of the $500,000
Only a day later, on May 28, 2015, Paul Simonson transfers the property from DCS Real Estate Investments LLC to himself via a company that seems to be controlled by him. DCS companies are assumed to be controlled by Dwight Schar, and in the future probably by Spencer Schar or Martha Schar. A notion that Paul Simonson and Randall Greene seem to count on.
Is Someone Hiding Profits From Dwight Schar?
When the Property was sold by Simonson in September of 2017 for $1,350,000 which in all reality would be a $600,000 or more profit, did DCS, its partners and Dwight Schar know that Simonson made all these profits and did Simonson report all these profits? That is the question many would like answered and did Simonson really pay DCS $1,250,000 when Simonson transferred the deed to himself or again, did he conceal from everyone the $500,000 the previous owner contributed to the short sale and did Simonson pocket the profits himself?!
Can it be that Dwight Schar knows about these transactions but turns a blind eye like he does in the matter of harassment against women and kids in Bella Collina like Anna Juravin and her daughters? Or the harassment against a Jewish guy, Don Juravin, for standing up to the billionaire and revealing that Dwight Schar was involved in having 300 to 500 families lose $500 million dollars.
It’s Now Spencer Schar’s Troubled Bella Collina
Sources who know Paul Simonson, Randal Greene and the Schar family say that it will not be shocking if “devious” Paul Simonson is plotting with Randall Greene to create a certain dependency of Spencer Schar on their services. Since Spencer Schar is not as sharp or experienced as his dad, both Paul Simonson and Randall Greene can easily manipulate transactions and young Spencer.
Rumors say that both Simonson and Greene expressed numerous giggles about Spencer’s savviness and intelligence. About that, and his drinking issue, in another article and in the upcoming book.
Bella Collina Residents, Anna Juravin, Rick Arrighi and Don Juravin are concerned
Many bought into Bella Collina because they advertised Dwight Schar as the credible real estate guy that is managing the Bella Collina community. However, now that Dwight Schar was banned from the NFL and was heavily fined, he’s no longer a credible businessman, say some residents.
Attorneys for the Dwight Schar VICTIMS nonprofit organization will soon act to obtain information and subpoena NFL managers familiar with Dwight Schar’s unethical behavior. Don Juravin says: There is no question that the NFL basically ruled that Dwight Schar is an unethical businessman and thereby confirmed what Don Juravin, Rich Arrighi, Dan Snyder and others have been claiming all along. It’s a matter of time before the books of Dwight Schar and Bella Collina will be made available and we expect a sea of corruption to be revealed.
Rick Scherich, Attorney Paul LeBreux & PSR Developers Questionable Ethics
Recently filed court documents may indicate that Dwight Schar’s team has been “utilizing” Rick Scherich, attorney Paul LeBreux and PSR Developers as a lender. It may indicate numerous wrong doings of PSR Developers as a predatory lender and possible ethical violations of attorney Paul LeBreux on Dwight Schar’s Bella Collina board of directors. The lawsuit hints that Trevor Scherich, Rick Scherich’s son, was used in the alleged unethical acts, to defame the family.
Dwight Schar, Paul Simonson, Randall Greene & $100 million in Alleged Fraudulent Bankruptcy
According to his own testimony in court, Randall Greene was the Senior Vice President of Finance for Catalfumo Construction and Developments.
Dan Catalfumo, the founder of Catalfumo Construction, was accused in court of “fraudulent transactions” when he tried to stash $64 million away instead of paying his debts. According to his own testimony, Randall Greene, while he worked for Catalfumo, “I invested all of their money, I handled their partnerships, I approved acquisitions for property developments by the company, I reported directly to the CEO.”
Did Randall Greene know about Catalfumo’s “fraudulent transactions?”
Catalfumo ended up being sued by creditors for $100 million. When Randall Greene left, however, he was not affected by the trouble that afflicted his employer of over 22 years. Instead, he moved on to work for Bella Collina and Dwight Schar, appointing himself the head of the community’s POA. According to Randall Greene’s own testimony, the business that he had developed while working for Catalfumo, RG Developments, now allied with DCS Capital Investments.
All that, seems not to matter to Dwight Schar when he hired Paul Simonson and Randall Greene or maybe this kind of dark experience prompted Dwight Schar to hire Paul Simonson as his personal CPA.
